What we do, start to finish
Everything below is included in the fee: half a month's rent, paid on the day the agreement is signed.
Honest photos and video
Shot by our field team in daylight, plus a video walkthrough. Listed on the main portals and our own site within 48 hours.
Showings
We hold the keys, or coordinate with your society, and show the flat to pre-screened tenants only.
Tenant checks
ID, employer or college, and a reference call. You see the results and approve the tenant before anything is signed.
Agreement and police verification
An e-stamped rent agreement you can e-sign from anywhere. Police verification filed on UPCOP within 48 hours of move-in.
Dated photo inventory
Every room photographed at move-in, so any deposit deduction at move-out is based on evidence, not argument.

A typical Noida broker charges the tenant one month's rent. We charge half a month to each side. GST is added once we are registered.
Lease it to us
A fixed rent, by the 5th, every month
We lease a few well-located flats each year and run them as ULE Stay PG homes. You get the same rent every month whether or not the beds are full.

What we look for
We only lease flats where we're confident we can keep the beds full, so the rent to you is never at risk.
- 2 or 3 BHK, ideally semi-furnished with wardrobes, ACs and a fitted kitchen
- Within 2 km of an office hub or metro station
- A society that allows shared occupancy in writing
- 1–2 rent-free months at the start while we furnish
Repairs and services
A fixer you can trust, at the vendor's price
Plumbing, electrical, painting, deep cleaning and appliance repairs from our local vendor panel. You approve the quote first and get photos of the finished job.
How we charge
You pay the vendor's quote. On jobs above ₹5,000 we add a 10% supervision fee. Use your own vendor and skip supervision, and there's no fee at all.
